Located just off Sunrise Highway in the heart of Rockville Centre, 117 North Long Beach Road
sat on 1.16 acres in the area of the village commonly known as "Little Town" —
a light industrial corridor that has attracted increasing developer attention in recent years.
The building encompassed 52,811 square feet of industrial space with 20-foot ceilings,
800-amp power, five drive-in bays including an interior loading dock, and 4,500 square feet
of second-floor office space.
The property was sold to WMG Rockville Owner LLC, an affiliate of Basis Industrial —
a Florida-based firm specializing in self-storage and industrial real estate. The $5.5 million
transaction was co-brokered by Douglas M. Eberling of DME REAL ESTATE SERVICES LLC
(Oceanside, NY) and Edward Fitzsimons of Edward Fitzsimons Real Estate Services LLC
(Rockville Centre, NY), with both sides of the deal represented between the two brokerages.
As reported by Long Island Business News ("$5.5M Deal Clears Way for RVC Self-Storage Project,"
April 14, 2022), the sale cleared the way for a major redevelopment of the site into a
121,500-square-foot self-storage facility branded under Public Storage, with $27 million in
construction financing secured.
